Today we're going to talk about what a Section 8 landlord is, and discuss the key steps you need to take in order to become one.
What is Section 8?
Section 8 refers to the housing choice voucher that was establiehed by the US Departement of Housing and Urban Development. This program is intended to help low income tenants afford a place to live. Tenants who qualify for Section 8 must meet certain requirements regarding their income level, resident status, eviction history, citizenship, and more.
Through the Housing Choice Voucher Program, they are exempted from paying a percentage of the monthly rent. The Public Housing Agency pays Section 8 Landlords a housing subsidy, and then the tenants pay the difference between the full cost of rent and the amount subsidized by the program.
How do you get into the Housing Choice Voucher Program as a Landlord?
First, contact your local PHA office. Next, check that your rental unit meets all the necessary requirements. Then, your rental needs to be inspected by the PHA. After inspection, fill out the necessary paperwork that will allow you to be paid by the monthly voucher. Once these steps are completed, you're ready to start finding tenants to occupy your property. The PHA can help at this point and work with you to advertise your property and find potential Section 8 tenants.
