Window and Door Sealing: Tips for Energy Efficiency

  • Weatherstripping: Available in various materials like foam, felt, vinyl, and metal, weatherstripping is an affordable and easy-to-install solution for sealing gaps around windows and doors.
  • Caulk: Ideal for filling smaller cracks and gaps, caulk provides a flexible, airtight seal. Silicone and polyurethane caulks are durable options that can withstand temperature changes and moisture.
  • Foam Tape: Self-adhesive foam tape is a quick and simple way to seal gaps and prevent drafts. It's best suited for areas with minimal wear and tear.
  • Door Sweeps: Installed at the bottom of doors, sweeps help to seal the gap between the door and the threshold, preventing air leaks and pest intrusion.

3. Prepare the Surface

Before applying any sealing materials, ensure that the surface around the windows and doors is clean, dry, and free of dust, dirt, or old caulk. Use a putty knife or scraper to remove any debris, and clean the area with soap and water if necessary. Allow the surface to dry completely before proceeding.

4. Install Weatherstripping

To install weatherstripping around windows and doors, follow these steps:

  1. Measure the perimeter of the window or door frame to determine how much weatherstripping you'll need.
  2. Cut the weatherstripping to the appropriate length using scissors or a utility knife.
  3. Peel off the adhesive backing (if applicable) and press the weatherstripping firmly into place along the frame, ensuring a snug fit.
  4. For doors, install weatherstripping along the top and sides of the frame, as well as along the bottom if there's no door sweep.

5. Apply Caulk

To seal smaller gaps and cracks around windows and doors, use a caulking gun to apply a bead of caulk along the joint where the frame meets the wall. Smooth the caulk with your finger or a caulk finishing tool to ensure a neat, even seal. Wipe away any excess caulk with a damp cloth before it dries.

6. Install Door Sweeps

Door sweeps are an effective way to seal the gap between the bottom of a door and the threshold. To install a door sweep:

  1. Measure the width of the door and cut the sweep to size if necessary.
  2. Close the door and position the sweep so that it touches the threshold evenly across its length.
  3. Mark the screw holes on the door using a pencil.
  4. Drill pilot holes (if required) and attach the sweep to the door using the provided screws.

7. Address Larger Gaps

For larger gaps around windows and doors, consider using expanding foam sealant. This spray-in foam expands to fill the space, creating an airtight and insulating seal. Be sure to use a low-expansion variety specifically designed for windows and doors to avoid putting excessive pressure on the frames.

8. Maintain and Replace Seals as Needed

Over time, weatherstripping, caulk, and other sealing materials can degrade due to wear and tear, exposure to the elements, and general aging. Regularly inspect your windows and doors for signs of deterioration, such as cracked caulk or compressed weatherstripping. Replace any damaged seals promptly to maintain the energy efficiency of your rental properties.

9. Educate Your Tenants

Engage your tenants in the energy-saving process by providing them with information on the importance of properly sealed windows and doors. Encourage them to report any drafts, leaks, or damaged seals they notice, so that you can address the issue promptly. You may also consider offering incentives for tenants who actively participate in energy-saving practices.
